About Hickam Communities

In October 2003, the Air Force selected Lend Lease as the preferred developer to develop, design, construct, and renovate homes and provide property and maintenance management of its residential communities at Hickam Air Force Base over a 50-year term. The scope of work was the first of two phases of the Air Force’s plan to develop its residential communities at Hickam.

In February 2005, Lend Lease formed Hickam Community Housing LLC, now known as Hickam Communities LLC, and assumed responsibility of 1,356 homes, which included the development and construction of new homes and renovation of existing homes. In August 2007, Lend Lease was named the preferred developer for phase two of the Air Force’s residential development plan, which included construction and renovation of additional homes and community amenities. Among the more exciting aspects of the development plan includes:

  • One of the largest residential restoration and rehabilitation projects in the nation
  • Development and construction of the Air Force’s first neighborhood to feature more than 300 LEED Silver Certified homes

When construction and renovation is complete, Air Force families will enjoy 1,208 new homes, more than 1,000 renovated homes, two community centers, a splash park,  dog parks, tot lots, a recreational complex and a variety of great community amenities.

New homes are 20 to 40 percent larger than many of the existing homes at Hickam AFB, and feature state-of-the-art design and technology, incorporating the most modern and efficient construction techniques. Additionally, the principles of environmental sustainability are important in our approach to managing and maintaining our communities. For example, Hickam Communities recycles more than 90 percent of materials resulting from the demolition of existing structures, much of it re-used for new roads and sidewalks. Many significant trees were preserved in the development processing, designing neighborhoods around them or relocating them to other areas within the community.
